 What Is a High Efficiency Boiler?

All boilers are rated according to a standardized system of rating efficiency, called the Annual Fuel Utilization Efficiency (AFUE). Essentially, this rating tells you how much heat energy is produced by a boiler compared to how much energy it draws. The higher a boiler’s AFUE rating, the more efficient it is.

For a boiler to be called high efficiency, it must carry an AFUE of at least 90%. For basis of comparison, older systems carry an AFUE of about 70%, while mid-efficiency systems run at about 82%.

In addition, a high efficiency system has a second heat exchanger for capturing and condensing flue gases, as well as a closed combustion system.

These three things — an AFUE of 90% or above, condensing flue gases and closed combustion – define a high efficiency boiler.

The initial investment in a high efficiency boiler can be costly, but the savings over time in heating bills make it well worth the expense.

They are often called “garage mechanics” or “Johnny one-trucks” in Grayson. In layman’s terms, these are the men (yes, usually men), who moonlight from their regular jobs in the mechanical services trades or who set up their own businesses with little or no overhead – to keep costs down.

They are the perfect people to call if you want a job done cheaply. True, many are qualified and do good work. But many more are simply looking for work and will do almost anything to underbid or “lowball” their competition. And why not? They can afford lower prices because they don’t have the fixed costs like larger, more established contractors. Unfortunately, some of these fixed costs include training and licensing, which are a necessity for any contractor.

Here are some things to look for when bidding out a service/replacement job or a new installation. The bidder you hire will answer yes to most of these questions (except the obvious). The lowball bidder likely will not.

  • Can the bidders give you references from former customers and show details of work they have done?
  • Can the bidders verify if they are licensed to do their work or have any certifications, i.e. refrigerant handling?
  • Do the bidders include the cost of pulling permits and paying for inspections for their work?
  • Are the bidders members of any professional organizations and can they show credentials?
  • Do the bidders belong to any local Chambers or other civic organizations?
  • Are the bidders rated favorably by the local Better Business Bureau?
  • Do the bidders offer an option of products and services to choose from, rather than just one choice they say “is best for you?”
  • Do the bidders take measurements and do mathematical equations to determine what size equipment you need (called load calculations or heat loss/heat gain measurements to determine the proper sized furnace or air conditioner, for example).
  • Do the bidders constantly criticize their competition and use this tactic more than explaining what they can do for you?
  • Do the bidders listen and ask questions?
  • Do the bidders use pressure tactics like offering add-on equipment for a “special price” or say, “I will need to know you answer as I have other customers who need my services right away.”
  • Do the bidders offer a variety of warranty plans to back up their work?
  • Do the bidders require a large deposit or all of the money up front?
  • Do the bidders have a neat appearance, i.e. well-groomed and clean clothes?
  • Are the bidders’ vehicles clean and free from obvious rust or body damage?

There are likely several other considerations but the point is, the bidders should be professional and businesslike. They should “act like they’ve done this before.” The low bidders may appear to put on a good face, but dig below the surface and ask a lot of questions. The low bidders may quickly lose their happy disposition.

A low bid can sometimes work but the odds are not in your favor. The main things are – you want piece of mind and fewer callbacks because of service or installation problems.

Pests are a virtual inevitability in every home at some point, so it is important for every homeowner to know how to deal with that unwelcome stranger when it comes poking around.

Insects Be Gone

From ants to roaches, insects love to make themselves right at home. They invade in search of food, water, and habitable space, and they don’t care whether they are wanted or not. Here are some helpful hints to get rid of these multi-legged tenants.

Borax works just as well as a pest poison as more expensive commercial products. For roaches, sprinkle a bit in your cabinets. Make sure to take extra care that your dishes are free from the residue. Avoid areas where the borax could affect children or pets. Likewise, make a homemade ant trap by mixing equal parts sugar and borax in a jar with holes punched in the lid.

Ants are also repelled by the calcium carbonate found in common chalk. Draw a chalk line around any visible ant holes to keep them trapped inside. Keep termites away by keeping your yard free of wood debris and standing water. Fix any leaks immediately and clear out any thick growth close to the house.

Furrier Pests

Insects are not the only pests to be concerned with, as sometimes intruders come in a larger, furrier form. Mice and other small rodents are fairly common inhabitants, as well as the occasional garbage-scavenging raccoon.

The best way to keep animals from invading your home is to keep potential entry holes sealed. For a temporary fix, try stuffing small holes with steel wool and covering larger ones with wire mesh. Eventually, however, you should have all holes permanently filled by an exterminator or a contractor who is familiar with the strategies needed to stop these unwanted invaders.

In general, it’s best to avoid poisons that put your family or pets at risk. Not only do poisons create a dangerous environment, they often result in dead pests in your walls or under your floorboards where they are hard to remove. How Bad Is the Air in Your Home?

Every day you hear about another awful contaminant that can get into your home’s air supply. Radon gas. Carbon Monoxide. Nitrogen Dioxide. Smoke. Mold. The list gets longer with each passing year and many homeowners are understandably worried. However, before you run out and by the newest lineup of filters, purifiers, and UV lights, stop and think about just how bad your indoor air actually is.

When Was Your Home Built?

Homes built in the last 10-15 years tend to be well ventilated and may even have air quality systems already in place. It’s those built in the late 1970s and early 1980s that tend to have the worst ventilation (assuming they have not been updated since then).

This kind of poor ventilation can be dangerous, but usually only in that you have less fresh air and more indoor allergens and contaminants. Specifically, you’re most likely to suffer from things like pet dander, dust, pollen, and dirt in the air. On their own, these are not dangerous, but without fresh air to circulate them outside and ensure you get a steady, clean supply of air to breathe, they can make you ill.

How Bad Can It Get?
