Installing storm windows or putting up heavy curtains in winter can also help cut down on your heat loss.
  1. Seal off drafts. If any opening to your house, such as windows and doors, is improperly sealed, improperly installed or if the surrounding construction is deteriorating, you can lose a lot of heat. Check any drafts that you notice that might indicate a problem, and also if your vents and air ducts are leaky.
  1. Start at the top. If you want to go farther in sealing your house up against the cold, it is time to work on the insulation. When installing new insulation, remember that heat rises, so you get the most bang for your buck by starting at the top. If you only have the budget or time to insulate one space, make it the attic. You can work down from there.

Maintaining Proper Ventilation for Combustion Systems

Anytime you maintain, retrofit, or replace a gas heating system in your Covington home you also need to be concerned with air quality. Combustion air is needed by all oil and gas heating systems to support the combustion process. This air is provided in some homes by unintentional air leaks, or by air ducts that connect to the outdoors. The combustion process creates several byproducts that are potentially hazardous to human health and can cause deterioration in your home. You can protect yourself from these hazards, as well as maintain energy efficiency, by ensuring that your chimney system functions properly and that your gas heating system is properly ventilated. In some cases, installing a sealed-combustion furnace or boiler can also help.

Chimneys

Properly functioning chimney systems will carry combustion byproducts out of the home. Therefore, chimney problems put you at risk of having these byproducts, such as carbon monoxide, spill into your home.

Most older gas furnaces and boilers have naturally drafting chimneys. The combustion gases exit your Covington home through the chimney using only their buoyancy combined with the chimney’s height. Naturally drafting chimneys often have problems exhausting the combustion gases because of chimney blockage, wind or pressures inside the home that overcome the buoyancy of the gases.

Atmospheric, open-combustion furnaces and boilers, as well as fan-assisted furnaces and boilers, should be vented into masonry chimneys, metal double-wall chimneys, or another type of manufactured chimney. Masonry chimneys should have a fireclay, masonry liner or a retrofitted metal flue liner.

Many older chimneys have deteriorated liners or no liners at all and must be relined during furnace or boiler replacement. A chimney should be relined when any of the following changes are made to the combustion heating system:

When you replace an older furnace or boiler with a newer one that has an AFUE of 80% or more. These mid-efficiency appliances have a greater risk of depositing acidic condensation droplets in chimneys, and the chimneys must be prepared to handle this corrosive threat. The new chimney liner should be sized to accommodate both the new heating appliance and the combustion water heater by the installer.

When you replace an older furnace or boiler with a new 90+ AFUE appliance or a heat pump. In this case, the heating appliance will no longer vent into the old chimney, and the combustion water heater will now vent through an oversized chimney. This oversized chimney can lead to condensation and inadequate draft. The new chimney liner should be sized for the water heater alone, or the water heater in some cases can be vented directly through the wall.

Other Ventilation Concerns

Some fan-assisted, non-condensing furnaces and boilers, installed between 1987 and 1993, may be vented horizontally through high-temperature plastic vent pipe (not PVC pipe, which is safely used in condensing furnaces). This type of venting has been recalled and should be replaced by stainless steel vent pipe. If horizontal venting was used, an additional draft-inducing fan may be needed near the vent outlet to create adequate draft. Floor furnaces may have special venting problems because their vent connector exits the furnace close to the floor and may travel 10 to 30 feet before reaching a chimney. Check to see if this type of venting or the floor furnace itself needs replacement. If you smell gases, you have a venting problem that could affect your health. Contact your local utility or Covington heating contractor to have this venting problem repaired immediately.

Chimneys can be expensive to repair, and may help justify installing new heating equipment that won’t use the existing chimney.

How Do You Clean the Parts of a Heat Pump? A Question from Conyers

It is very important to keep your Conyers home’s heat pump clean. It improves efficiency, helps performance and prevents malfunctions. Cleaning your heat pump should be part of your home maintenance routine in order to keep the house as comfortable and worry-free as possible.

That is all well and good, but how do you go about cleaning the components of your heat pump. It’s one thing to advise you to clean, clean, clean…but it doesn’t do much good if you do not know how. To correct that, here are some tips to help you clean the different parts of your heat pump.

Caution: before doing any maintenance on your heat pump, including cleaning, be sure to turn off the power to the unit. This is a necessary safety measure.

Filters

  • If you use disposal air filters in your heat pump, skip this part. Just make sure to change them regularly, in accordance with the manufacturer’s instructions.
  • To clean air filters, follow the directions of the manufacturer that were included with the filter. This is also a good time to double check that the filters are installed properly.
  • Clean or replace your filters monthly during heavy use seasons, such as the warm summer months and cold months of late fall and winter.

Coils

  • Remove any debris from the outside of the coils and the surrounding area. Sticks and leaves may have accumulated near the outdoor coils, so just brush them away.
  • Using a soft brush attachment, vacuum the exterior of the coils. Take care not to bend or dent the coils.
  • Using a hose with a spray attachment, flush the coils with water from the inside out. This will remove any stubborn debris. Take care not to spray any electrical components, such as the fan or any nearby wires.
  • While you are inside the unit, vacuum the bottom inside to get rid of any more stray debris.

With that done, put everything back, replace the grille covers and power the heat pump back on. It should run smoothly with a fresh filter and no debris to gum up the works. Clean the coils every few months to keep the heat pump in tip top shape.

  • Check the exhaust vent from the furnace. Clear obstructions such as leaves, clothing, or animal nests from the vent pipe or chimney. Keep roof exhaust vents clear of snow. If there is a faulty exhaust system (like a blocked flue), of if there are cracks and leaks in the pipes or improper adjustment of the burner, or if there is lower air pressure indoors than outside, the furnace can create serious indoor air pollution.
  • A clear air intake is important too, since furnaces need fresh air to “breath” and complete the fuel burning cycle. Again, check for debris, snow, or animal nests in intake pipes.
  • If you have an older gas furnace, you may want to install a supplementary induced-draft fan that reduces the possibility of backdrafting. Some furnaces have automatic shutoff devices that turn off the furnace if it begins to backdraft.
  • Check internal components such as the blower motor and vacuum any dirt. Check belts and pulleys for excessive wear. You should consult your owner’s manual for any suggested maintenance tips on internal working components.
  • You may also want to check the pilot light to see if it is working and if it producing an even, blue flame. If the flame is uneven, it may be a sign of incomplete gas combustion, which can result in the creation of dangerous carbon monoxide gas.
  • Ensure that your thermostat is operating correctly by raising or lowering the temperature settings to make sure the furnace cycles on and off.
  • Install and maintain battery or hard-wired smoke and carbon monoxide detectors.

We all dread an expensive repair in Alpharetta, whether it is a car that needs a new transmission, a leaky roof that needs new shingles, or electrical wiring that has been chewed up by a wild animal. Equipment repairs are a necessary evil. We often try and put bandages on things that we know should be replaced but we just can’t afford to replace them.

Green Thinking for Green Thinkers: A Tip From Auburn

There are a lot of media stories today in Auburn about exciting new green buildings: LEED-certified buildings, net-zero buildings, buildings made out of recycled shipping containers, homes in New Urbanist communities, even “ultra-small” homes. But a new home can be pricey. Fortunately, though, all these innovative green ideas can be applied where you live right now. In fact, going green in your existing home might even be better for the environment than building a brand-new home.

If you wish your home could be LEED-accredited, focus on energy conservation and indoor air quality in your existing home. Upgrade to a high-efficiency furnace and air conditioner and consider adding central air filtration to your heating and cooling system. Install Energy Star appliances and WaterSense plumbing fixtures. For remodeling projects, use VOC-free paints and natural materials.

If you wish you had a “net-zero” home, consider geothermal – and insulate. Geothermal systems use 70% renewable energy and protect you against spikes in oil and utility prices. To increase your energy savings still more, tighten the “thermal envelope” of your home by identifying and sealing hidden air leaks and adding insulation.

If you wish you lived in a “recycled” home, get to know your local salvage yard. Many communities have “architectural salvage” shops and recycle/reuse areas in their landfills. When you do your next home improvement project, go shopping at your landfill first. This is not only great for the environment; it’s also great for your budget. Plus, you’ll end up with a creative, unique home. (Of course, make sure that you don’t re-use items containing lead, asbestos, or other contaminants.)

If you wish you lived in a New Urbanist community, start walking and biking in your own community. Experiment with replacing some of your car trips with walking or biking trips. If you find that your community isn’t pedestrian- or bike-friendly, work with local politicians to change this. Learn about your local public transportation options to see if you can fit them into your lifestyle. If you’re in the market for a new home, make location and proximity to work and shops a primary consideration.

If an “ultra-small” home looks like fun but seems impractical as a long-term residence, consider reducing the size of your own living space. If your kids are grown, it may be time to downsize to a smaller home that uses less energy. If you’re building a new home or an addition to your current home, build only what you need. Sometimes the greenest building decision you make can be deciding to build less.
